An initial conversation

What are you considering?

Name, email, goal and general area are enough to start. Extra details are optional. We reply manually by email; this does not reserve a property or instruct a service.

Use this form for a planning conversation. If you also want an email when sourcing opens, choose the separate optional waitlist box. No opening date is confirmed.

Prefer to prepare first? Use the free pack.

Towns, cities or regions.

A practical investor preparation pack.

Three tools to use before speaking with a sourcer: a one-page search brief, sourcing-fee questions and an evidence checklist. Download the printable HTML file, open it in your browser and print or save as PDF.

  1. Your search brief

Separate decisions from preferences: goal, area, timing and constraints.

  2. Questions about fees

Ask what is included, who is paid, when payment is due and what happens if a purchase stops.

  3. Evidence before commitment

Record each source, its date, who has checked it and what remains missing.

Invented example

Turn a broad ambition into a useful brief.

This example is fictional. It shows the questions to organise, not a property or a recommendation.

Decided
Long-term rental. Houses rather than flats. Light refurbishment at most.
Still testing
Whether to buy one property this year or wait and buy two.
Locations
Two towns I know well through work. A third is possible after more research.
Timeframe
Ready once the sale of another property completes. Not before.
Budget
Chosen as a band on the form, or left out.
Would avoid
Structural work, and anywhere I could not reach for a viewing within a day.
Last updated

Hypothetical evidence review · no property offered

A claim is the start. The evidence matters.

This educational example shows how to question a proposed purchase. It contains no real address, valuation, return projection or completed-deal claim. Missing evidence stays visible.

Rental evidence

Ask for dated comparable listings and achieved-rent evidence. Separate an asking rent from a confirmed tenancy.

MISSING: independent verification; do not treat a listing as proof.

Condition and works

Record survey findings, scope, professional estimates and exclusions.

MISSING: survey and contractor estimates; photographs cannot establish condition.

Full purchase costs

List the purchase price, sourcing fee, legal fees, tax, finance and works separately.

MISSING: written fee terms and advice on costs applicable to you.

Letting and permissions

Check intended use, title restrictions, planning and any local licensing requirements with relevant professionals.

MISSING: current property-specific checks; do not assume eligibility.

Use a qualified solicitor, surveyor, finance adviser and tax adviser where relevant. This checklist does not replace their work.

Talk through what you still need to prepare

Your starting point

Useful at different stages.

  1. First property purchase

Start with the brief and evidence checklist; use the free Academy for general education.

  2. Growing a portfolio

Define the gap you want the next purchase to fill, your constraints and the records to review with your advisers.

  3. Buying from outside the UK

Record the questions for your UK solicitor, tax and finance advisers before considering a purchase. We do not provide cross-border tax or legal advice.

After you enquire

A clear next step, without commitment.

  1. Tell us your plans

Name, email, goal and general area. More detail is optional.

  2. We reply by email

To understand your plans. Nothing you send commits you.

  3. Choose opening updates, if you wish

Tick the separate waitlist box for an email when sourcing opens. General marketing is a different choice.

  4. If the service opens

The sourcing service can open only once HMRC AML supervision is in place. We will contact people on the waitlist then. We cannot give a date.

Useful to know

Questions investors ask.

Can you send me deals now?

No. While our HMRC AML supervision application is pending, the sourcing service is waitlist only. We do not offer, reserve or package properties, and we do not match investors with properties.

What happens after I enquire?

We reply by email to understand your goals, locations and timeframe, and add you to the sourcing waitlist if you would like. Nothing you send commits you to anything.

Do I need to share my budget?

No. It is optional and only helps us understand your brief. Please do not send financial documents.

Do you promise a level of return?

No. We do not promise or project returns. Any property decision should rest on your own research and qualified advice.

Your next purchase starts with better questions.
