For sourcing partners
You know the property. Let’s agree how we work first.
L&M intends to work with sourcing partners who can show where a property came from, what they may share and how they work compliantly. For now, that starts with an introduction by email.
AML supervision pending. Waitlist only. No partner instructions are accepted and no fee split is agreed at present.

Where things stand
What is possible now, and what is not.
Now
- Introduce yourself and how you work, by email
- Read the practical guides for sourcing partners
- Use the free Academy, including its compliance topics
Not at present
- Accept property submissions or partner instructions
- Agree a fee split or any commercial arrangement
- Circulate properties to investors
Before any arrangement
What we would want to understand about how you work.
How you source
The areas and property types you work in, and how properties usually come to you.
How you work compliantly
The registrations and memberships your business holds, as you describe them. Before any arrangement we would ask to see evidence.
Provenance and permission
Who you act for, and what you have permission to share, with whom and from when.
Facts and assumptions
How you separate what documents show from what someone has told you.
The arrangement
Who does what at each stage and what event would trigger any fee. All of it in writing, before anyone relies on it.
Introduce yourself
What to include in your email.
A short email is enough. Use the subject “Sourcing partner introduction” so it reaches the right place.

Useful to know
Partner questions.
Can I send you a property now?
No. While L&M’s HMRC AML supervision application is pending, we do not accept submissions, take partner instructions or circulate properties. Please do not send property details.
Is there a fee split?
No split is agreed. Any arrangement would be set out in a written agreement before a real instruction is accepted. No percentage is promised here.
What happens after I email?
We reply by email. If partner work opens, we will contact people who have introduced themselves. We cannot give a date.
Which registrations do I need?
That depends on how your business works, and you should take advice on it. Before any arrangement we will ask how you meet the requirements that apply to you, and to see evidence. The Academy’s compliance topics explain the registrations sourcers commonly hold.
