What a plan covers

A written starting point for your decisions. Not a valuation, not financial advice.

  1. Where things stand

Your property or portfolio, how it is let and what you want from it over your timescale.

  2. The realistic options

Keeping, improving, re-letting or selling, what each would involve, and when to speak to a broker, solicitor or accountant.

  3. What you would need

The documents, checks and professional input each route depends on, with gaps made visible.

  4. Sensible next steps

A short, written list you can act on yourself, with your advisers, or not at all.

Where landlords start

Four common situations.

Each one starts with the same short form. Pick whichever is closest.

  1. A tenancy is coming to an end

You are weighing whether to re-let, improve the property first or sell. A plan sets out what each route would involve and which professional to speak to.

    Prepare the information first
  2. Your records are spread out

Certificates, agreements and repair notes sit across inboxes, folders and paper. Start with the free record checklist, then talk to us about the wider picture if it helps.

    Use the record checklist
  3. You are thinking about selling

We can talk through routes and what to prepare. We do not currently introduce buyers or market properties.

    Build a property information file
  4. You have several lets

A portfolio conversation looks across every let: which carry the most work, where records are thin and what you would change first.

How it works

From four answers to a written plan.

  1. Send four short answers

How many properties, what would help most, your timescale and, if you like, a general area.

  2. We reply by email

To arrange a conversation at a time that suits you. Replying does not commit you to anything.

  3. Talk it through

Where things stand, the realistic options and what each one would need.

  4. Receive a written plan

A short summary of options, gaps and next steps. Act on it yourself, with your advisers, or not at all.

Before the conversation

What to have to hand, and what to keep back.

You do not need everything. A rough picture is enough to start, and gaps are useful to know about.

Useful to have to hand

  • The general area of each property: town or county is enough
  • How each property is let today, and roughly when each tenancy began
  • What you hold and what you would need to find: certificates, agreements, repair records
  • What you want from the property or portfolio, and over what timescale

Please do not send

  • Full property addresses
  • Tenant names, contact details or other tenant information
  • Identity, bank or mortgage documents

Portfolio conversations

Two lets or ten, the same careful approach.

For landlords with several properties, we look across the portfolio: which lets carry the most work, where records are thin, and what you would change first. If selling is on the table, we can talk through routes and what to prepare. We do not currently introduce buyers.

Useful to know

Questions landlords ask.

What is a property plan?

A written summary of the options for a property or portfolio, the information you would need for each, and sensible next steps. It is a starting point for your own decisions and your advisers’ input, not a valuation or financial advice.

Does it cost anything?

No. The conversation and the plan are free, and there is no obligation to do anything afterwards.

Can you find me a buyer?

Not at present. L&M’s sourcing service is waitlist only while our HMRC AML supervision application is pending, so we do not introduce buyers or market properties. If selling is on the table, we can talk through routes and what to prepare.

Will you value my property?

We can discuss comparable evidence in general terms, but we do not provide certified or RICS valuations. For a formal valuation, use a qualified surveyor.
