This notice covers the forms on this website for landlords, investors, the Academy and the L&M Landlord Compliance launch list.

Investor opening updates
Investor enquiries have a separate optional choice to request an email when the sourcing service opens. The choice and its time are recorded with your request in HubSpot. It is separate from general marketing consent. You may withdraw it by contacting us. No opening date is confirmed.
What the forms collect
Your name and email address, an optional phone number for landlord and investor enquiries, your short multiple-choice answers and any optional note. The Landlord Compliance launch list asks for the number of properties, your role, the nation and the type of letting. We do not ask for property addresses, tenant details or documents, and please do not include them.
Why we use it
To reply to your request, to send your launch invitation if you ask for one, or to tell you if Landlord Compliance later supports your situation if you ask for that. We record the wording and version of each choice you make, and when you made it.
Our lawful basis
We use our legitimate interests to receive and respond to landlord and investor enquiries, and to handle requests for free Academy access. We use your specific consent for an investor sourcing-opening notification, a Landlord Compliance launch invitation or a future scope update, and separately for optional general email updates. You can withdraw a consent or object to enquiry processing by contacting us. Leaving optional marketing consent unticked does not affect your request.
Optional email updates
Occasional L&M updates are a separate choice. The box is unticked by default and leaving it unticked does not affect your request. Ticking it records your preference; it is not a subscription, and we will confirm before sending any updates.
Who receives it
- HubSpot: Store website enquiries, Academy access requests and the separately consented Landlord Compliance invitation or scope-update requests in L&M portal148486920.
- Cloudflare: Host and protect the website; run its form endpoint; store keyed duplicate-check codes and short-lived request-rate codes. Provide optional consented aggregate website statistics, separately from enquiries; no advertising profiling.
- Google Workspace: Handle correspondence sent to L&M’s business email address.
To stop the same request being recorded twice, the website keeps a scrambled, one-way code of the form, the email address and the answers, not your details themselves, for 30 days of duplicate checking and 10 minutes of rate limiting. Stale codes are removed on subsequent requests or during manual maintenance in quiet periods.
How long we keep it
We keep a request while we respond or fulfil the purpose you asked for. Closed landlord and investor enquiries, and fulfilled Academy access requests, are reviewed 12 months after the last contact and erased or anonymised when no longer needed. Investor sourcing-opening notifications, launch invitation and scope-update requests are reviewed every six months and removed when their purpose ends or you withdraw your request. A minimal record of a withdrawn email preference may be retained to respect it. If a separate service relationship starts, its applicable records and retention are explained separately. These reviews are managed by L&M; the forms do not create an account, subscription or billing record.
International transfers
The HubSpot portal uses its EU service and the lead database is configured in the EU. Cloudflare operates a global hosting and security network, and providers and their subprocessors may process information outside the UK or EEA. Their published data-processing terms describe safeguards for restricted transfers, including applicable standard contractual clauses and UK transfer terms. EU configuration does not mean every processing operation remains in Europe. Contact us for information about relevant safeguards.
Cookies and tracking
We load optional Cloudflare Web Analytics only after you choose “Allow statistics”. It measures page views, referral sources, browser and device categories, country and site performance to help improve the website. We do not connect these statistics to HubSpot contacts or use them for advertising. The beacon does not use analytics cookies or fingerprint visitors. A separate choice record is stored in your browser for 90 days; if storage is unavailable, your choice applies only on this page. Choose “No thanks” to keep it off, or change your choice through “Website statistics settings” in the footer. Withdrawal reloads the page to stop further collection; it does not erase statistics already sent. Statistics cover consenting visitors whose browsers permit collection and are not a complete count of everyone who visits. Names, emails and form answers are not sent as analytics fields. Academy course and sign-in pages are outside this optional collection. Cloudflare also processes technical connection information to deliver its service; see Cloudflare’s privacy information.
Your rights
You can ask to see, correct or delete your information, withdraw a consent, or object to how it is used, by emailing info@lmpropertysourcing.co.uk. You can also complain to the Information Commissioner’s Office.
