1. Your one-page search brief

Keep firm decisions separate from preferences you are still testing. Leave out property addresses, tenant information and financial documents.

Optional: record a broad purchase budget privately, separately from legal, tax, finance, works and ongoing costs. A purchase-price budget is not the full cost of buying.

2. Questions about the sourcing fee

What exactly is included and excluded? Ask for a written scope.
Who receives the fee? Are there referral payments or other interests to disclose?
What is the total payable, including applicable VAT and separately charged costs?
When is payment due, and what event triggers it?
What happens if the property changes, checks fail or the purchase stops?
What written cancellation, refund and complaints terms apply?
What current AML-supervision evidence and other required checks can the firm provide?

3. Check the evidence before commitment

Hypothetical example: a rental listing has been provided, but achieved-rent evidence is missing. Record that gap; do not treat the advertised figure as verified income. This is not an assessment of a real property.

4. Your next step

Take unanswered questions to your solicitor, surveyor, tax or finance adviser as appropriate. For an initial preparation conversation, tell L&M your goal and general area. Opening notifications are an optional separate choice. There is no confirmed sourcing-service opening date.
