Make the instruction understandable
Begin with how the property came to you, who you are acting for and what you have permission to share. A property link alone does not explain the relationship. The receiving firm needs to understand the source and the proposed responsibilities before circulating information.
Separate facts from assumptions
A useful summary identifies which details come from documents, which were reported by someone else and which remain unconfirmed. Record the date information was obtained. Avoid turning an asking price or an informal opinion into a verified conclusion.
Organise the supporting material
Prepare a readable property summary, a document index and a list of open questions. Only share photographs and documents you have permission to use. Personal information should travel through an agreed secure process rather than a public listing.
Keep the commercial arrangement separate
Discuss the proposed working relationship before assuming that an introduction creates an entitlement to payment. Who handles each stage, what event triggers a fee and how a split is calculated all need written agreement. No terms for an L&M partner arrangement have been agreed.
Expect a review stage
A submission is the start of a review. Requests for more information are part of establishing whether the material is ready to share. L&M is not accepting partner submissions while its HMRC AML supervision application is pending, so treat this as preparation for working with any firm.
